Building life cycle assessment (LCA)
Starting from 2028, LCA calculations will become mandatory for building permit applications for buildings over 1,000 m². At the same time, carbon footprint limit values will be introduced.
Our assessments are based on the European Union’s Level(s) framework or the Estonian national methodology, ensuring reliable and standards-compliant results.
What is the process?
We collect data at the early design stage
We gather information about the planned building materials, energy sources, and calculated energy consumption. The right time to begin is once the calculated energy performance certificate (EPC) has been prepared.
We calculate the building’s carbon footprint – the LCA
We perform a Life Cycle Assessment (LCA) to identify the life cycle stage with the highest environmental impact – from material production to end-of-life waste processing.
Reduction measures
We propose impact-reducing solutions and provide clear input for the design process. For example, we may recommend replacing specific materials with more environmentally friendly alternatives.
Changes are implemented in the project
In cooperation with the building owner and their team, we assess the timing and financial feasibility of implementing changes in the project. To achieve the maximum environmental benefit, this step should be reached before agreements with material suppliers are finalized.
Why is LCA important?
- Reducing climate impact increases a building’s attractiveness to funders and investors
- Buildings with a lower carbon footprint may be preferred by tenants and users
- Optimizing environmental impact supports regulatory compliance and increases asset value
- Building-level environmental impact assessments provide reliable input for company-wide ESG strategy and reporting
Who is this service for?
- New buildings over 1,000 m², where LCA will soon be required for building permits
- Projects seeking green building certifications (e.g. LEED, BREEAM)
- Real estate developers and asset managers aiming to meet ESG goals
- Companies applying for green loans from banks
When should you start?
LCA calculations can begin as early as the concept design stage, and be refined in later project phases. Early start ensures a more accurate and actionable overview of the building’s environmental footprint.
Input data for the calculation:
- BIM model and/or construction project documentation
- Calculated Energy Performance Certificate (EPC)
